City Rent Escrow – RealToken Properties
Enrollment is now open for the City Rent Escrow Program for tenants of RealToken properties.

If you are a resident of RealToken properties who receive official outreach materials from UCHC or the City of Detroit are eligible to apply., you may be eligible to participate.

New applications for Real Token escrow accounts can no longer be accepted as of 4:30 p.m. on Friday, December 12, 2025. Any applications that have already been submitted but not completed will continue to be processed until 4:30 p.m. on December 18, 2025.
NOTICE: Signed Order Amending Preliminary Injunction 12/5/2025
If you are a tenant of a property owned by RealToken, and you receive a Notice to Quit or a Demand for Possession, please do not ignore that document. That document is the first step of the eviction process, which will be followed by a court summons issued by 36th District Court for your first hearing. Be sure to attend your hearing, and ask to speak with an attorney at that hearing.

UCHC City Rent Escrow
The United Community Housing Coalition (UCHC) City Rent Escrow initiative provides Detroit tenants with a safe and legal way to withhold rent when landlords fail to make required repairs or maintain habitable housing conditions.

Through this program, tenants can deposit their rent into a secure escrow account managed by UCHC while repair or compliance issues are being addressed. This helps protect tenants from retaliation or eviction for nonpayment and encourages landlords to bring properties into compliance with City of Detroit housing standards.

UCHC operates the City Rent Escrow initiative in partnership with the City of Detroit’s Buildings, Safety Engineering, and Environmental Department (BSEED) and other local agencies to promote safe, stable, and code-compliant rental housing.
